How to select the right Home Inspector

There are few basic principles, which should be followed in order to ensure you have chosen the right home inspector:

You have made your decision about purchasing a certain house, now it's time to search for appropriate inspector. There are different ways to do so, such as asking your realtor or attorney, Yellow Pages, internet, advertisings or asking other people. You have now a list of names and you don't have any idea which one is the best for you. In order to help you with this choice, here is a list of things to think about, before ordering a home inspection. Not all inspectors and their qualifications are the same!

For most people, buying a new home is the largest investment they will ever do, therefore it makes sense to choose the most appropriate and the most qualified  inspector, even if such an inspector charges higher fees. Experience, honest, accurate, objective and availability are the most important criteria a homebuyer should look at. The home inspection is basically a visual inspection and of course, no one expects dismantling the house components during the inspection. The house is made of variety of deferent components and systems, which occasionally are hidden, and have interconnections between them. They designed to work together and in many cases have reciprocal influence on each other. A good and experience inspector can reveal much more concealed defects then an inexperienced home inspector, without the need to disassemble walls and floors.

Experience, education and background

You should check how long has the inspector been in the inspection business and how many inspection he or she has done,  which relative education he or she has and  does he or she works as a home inspector for full time or it's just a part time amateurish occupation.

Written report

It is important to ensure receiving a printed and commuter based inspection report. Some amateurish and unprofessional home inspectors provide their customers merely an hand written checklist at the end of the inspection. On the other hand, professional and reputable home inspectors will provide you a printed report with photographs and detailed explanations. A simple checklist will not help you much, it would be difficult to read and understand to the average home buyer.

A professional inspection report should include the following basic components:

*   Overall view - A report should detail the major components of the house, their overall condition and gives a picture of the house on the inspection day. 

*   Maintenance – A good home inspector should distinguish between maintenance items, which can be handled during typically periodical maintenance and more sever problems which require immediate attention or more extensive treatment. Such a lasting will help you minimize risks and be exposed to unexpected expenses which you could have saved if you new it for advanced. 

*   Major repairs - Your home inspector should point out on any major defect needed to be fixed. Such defects might cost a significant amount of money to be repaired, they might have a potential prone to deterioration or the might be a hazard issue.

The home inspection cost can be varying form one home inspector to another. The price depends on variety of factors and criteria such as

*      Home inspectors have a different self evaluation about themselves. The more professional, the more experienced and more reputable the inspector, the more self estimation he or she has and the higher charges they ask. 

*      Some home inspectors are not equipped with advanced and modern tools. These equipments are obviously expensive. The lack of such instruments found expression among other thing in a low price. 

*      Some home inspectors dealing with home inspection as an amateurish or a secondary occupation. Such a moonlighting inspection may cost less, but might be useless. 

*      One of the main parameters for a quality home inspection is the time invested exploring the house. Experienced and professional home inspectors may need less time in order to revile defects which inexperienced or unequipped home inspector would never find, but it's not accurate. Even a professional home inspector needs the minimum amount of time to tour the house and examine its components and systems.
