Inspection?
A home
inspection is basically a nondestructive examination of the property. An
inspector inspects every single part of the property components, using
electronic
instruments to allow achieving more accuracy and helping distinguish
concealed problems when existent. An inspector mainly concentrates on
the major and significant problems in the house and neglects minor not
important defects. The goal is to report to the customer the problems
the buyer has to consider when looking at all the costs prior to the
purchasing that might also have an impact on the house value in the
future.
During the inspection, a professional inspector, walks through
your property searching for existing problems or some that might occur
in the future due to severe and significant problems. The experience,
background, theoretical knowledge and the use of essential instruments
enable a professional inspector to identify problems and defects in the
house that a regular buyer is not able to see.
So when do you have to get your property inspected? It is
particularly important when purchasing a resale home and a new
construction (during the construction itself or during the builder
warranty period). For an average person, buying a house is the largest
financial expense he\she will ever commit to. Therefore most homebuyers
prefer to hire an expert that is a professional home inspector, to
examine the house prior the purchasing. An inspector then reports to a
buyer on the findings, that the latter can further discuss with a seller
when negotiating on the final purchase price. Eventually, the inspection
cost becomes void.
It can be helpful to any buyer to accompany
a
home inspector during the inspection process to be able to ask the
inspector questions and obtain important information on the property.
The home inspector will explain to the buyer on the findings and in some
cases will instruct the buyer what has to be done to take care of the
property in the future. Accompanying a home inspector helps the buyer to
get the most value out of the inspection.
